  3. A new owner bought my building where my rent hadn’t been raised for years. Rent went from $975 to $1,750. I said I could buy a place for that. She told me if you can do it, you are a fool for paying rent. I looked at a condo the next day and made an offer the day after. Got a $230K condo for $160 and with a state grant of $6K for DP and closing costs, It cost $2K out of pocket. Renovated it and am ready to move on to an apartment bld now. I can sell the place and clear at least $40 but will wait for the two year ownership period for the capital gains tax exemption
