How I Beat Billion-Dollar Real Estate Companies
Grant Cardone breaks down how smaller real estate investors can compete against massive institutional buyers with more capital, larger teams, and deeper resources.
In this conversation with RealScout co-founder Andrew Flachner, Grant explains why scale matters, how he approaches competition with major real estate institutions, and how speed can become an advantage when larger organizations cannot move quickly.
Grant also breaks down a $235 million bankruptcy deal where he competed against 14 other buyers, put $20 million down non-refundable, and committed to closing in just 10 days.
The lesson isn't simply to have more money. It's to understand what your competition cannot do and structure the deal around your advantage. Grant then explains how the same thinking can apply to an investor trying to acquire something as small as a fourplex.

It’s not about money it’s about keeping busy and keeping the mind going and helping others do the same
But don’t you think the point of becoming financially free is so you can do all that and much more without working?
Financially free is literally no need to worry about finances… Why the financially free work beyond that point is beyond my understanding.
Nothing more valuable in life than our time and spend it working with no need to me is not a wise decision.
Retired over 8 years and wish I did not require sleep so I could have more time to enjoy it more. People who retire and get bored to me just don’t have enough money…
“Money Cardone” is this guys nickname. How many of you haters in the comments have raised over 5 billion dollars that only gets paid back if you make profit? So think twice before posting that comment
I have.
Grant small business demand is plummeting because Donald Trump Is accepting bribes from Israelis to enrich his family and blowing up schools with 300 little girls & tanking gas prices. What can we do to solve this? For all the people who don’t already have lots of assets. Multi family is in a free fall for people that didn’t pay cash, we get you paid cash but what about all the people you told to overleverage to get the properties now facing 8% rates while you go and steal them up for dirt cheap. You are profiting off the same people you are teaching. I’m not hater at all I love you for the amazing knowledge you’ve spread but it’s just a reminder to be honest and always address your downfalls to retain credibility. Everyone makes mistakes but only few will own up to it.
On another note imagine these guys that are stilll signing mortgages on single family homes in 2026. Paying $20k a year in taxes or more (east coast ny) paying 8% interest, ect and now the houses are LOSING value. They were in the hole even if bought in 2020 before the boom after addding all extra costs. Our education system has doomed so many Americans it’s truly mind boggling
Anyways great video grant love ya as always. Next time you see Trump make sure to slap him across the face for me and remind Kai about that school in Iran. Thank you for letting us know about his plans with Cuba that’s some really special info

Great if it works for you and your goals. Does not make it a smart decision.
I learn from the best but would never wish to live like them. Warren Buffett way in his 90s, one of top ten richest persons and still getting up early to work? Hell no…
We did not come to this world to be slaves all our lives. That’s not the point of life. If working for you is the idea of fun meaningful living you have bigger issues than finances.
Retiring in my 40s and enjoying 24/7 without ever worrying about work again was my clear goal. Becoming bigger and wealthier in the end is useless if you are not going to enjoy what you worked for.
Time and my loved ones are my focus. My money multiplies itself and I make more than when I worked full time without working a second for money.
Will never have as much money as Warren but for sure enjoy life much more. There’s a reason it’s called work not pleasure. If you do not have an exit strategy you’re just another hamster in the wheel…
You are not going to win the money game homie! Enjoy your life with what you have maybe a vacation or two this year and enjoy your family
When the Fed eventually pivots, SPCX30K won’t be anywhere near $1 anymore.
$20M hard on day one and close in 10 days. Most of us need 10 days just to get the lender to call back.
The 10 day close is impressive, but putting $20M hard on day one is the bigger story. You can’t move that fast unless the capital and due diligence are already lined up.

When you pass over to the other side, you’ll realize how very little earthly riches matter, real quick … something to look forward to
I live in Texas, and I turn 37 this year. Just last month, I made $100K, but what brought me to tears wasn’t the money; it was seeing my whole family gathered around one dinner table after everything we’d been through together. There were years when I truly thought my life was over. Then things started looking up. Your circumstances can change in a single season.
I’m 29 and have been looking for ways to be successful, please how??
You should definitely try Elizabeth judith martinez, she’s honestlv one of the smartest and most supportive mentors I’ve ever learned from; her mindset and the way she explains things really helped me a lot
What a coincidence that woman is the best I know as a mentor she is always at the top of my list. We desperately need more people like her in the field of digital investment her trading knowledge is like a secret recipe for success..
Same here, we started with 14,000 and a week later we were looking at 50,230. That came at the perfect time and really helped us cover our bills.
Is this real? I want to try
